What Are They Building Over There? Construction Update for the Monterey Peninsula

The crane hovering over Downtown Pacific Grove is for construction of the PG Kimpton Hotel Project, located at 157 Grand Avenue, behind the Holman Building, at the site of the former Grand Central Station building. It will have 101 rooms, six suites, and a restaurant. The hotel is expected to be finished by the end of 2025. Meanwhile, interior work in the ground-floor commercial space is happening at 520 Lighthouse Avenue, a new mixed-use building with 10 units adjacent to the Holman Building. It’s a project of local companies Silcon Constructors/Silverie Properties.

As drivers heading south on Highway 1 travel down from the Eolian Dunes toward Monterey, they see on the left the wooden frames of two large construction projects — one close to the highway in Sand City and one farther away in Seaside. The closer project, near Costco in Sand City, is the South of Tioga Project. It will include 356 residential units and 215 guest rooms in a dual-branded hotel. Local company Orosco Group/DBO Development is the developer. The more distant project is Seagrove (formerly Ascent) at Terrace & Broadway. It’s a mixed-use development with 106 residential units. Local company Avila Construction is building it.

On the grounds of the Bayonet & Black Horse Golf Course in Seaside are two projects under construction. Shea Homes continues to build 30 houses in Phase 3 of the Enclave at Cypress Grove at Seaside Resort. The entrance to the development is on Coe Avenue. Meanwhile, McClure Way (the road between General Jim Moore Boulevard and the clubhouse) is temporarily one-lane with signals for alternating traffic from the two directions. This work is preparation for the Grand Hyatt Seaside Resort Hotel, with 330 guest rooms, a conference center, and 170 timeshare units.

In Marina, the Promenade at the Dunes continues visibly rising up to four stories for drivers passing the Imjin Parkway exit on Highway 1. The first phase includes 18 townhouses, 53 condominiums, and 13 live/work units above retail shops. A Trader Joe’s will also be located there. Swenson Builders/Borelli is building the complex for Shea Homes/Marina Community Partners. Also in Marina, construction continues on phases of The Dunes and Sea Haven residential developments.

Near the intersection of Imjin Parkway and Highway 1 in Marina, across from the The Dunes on Monterey Bay retail center, street and infrastructure work continues for a hotel complex (The Dunes Phase 1A Hotels) to be built by local hotel developer Monterey Peninsula Hotels Group/Dadwal Management Group. A gas station will also be located there. Also in Monterey, Dadwal completed the nearby Home2 Suites by Hilton and the Springhill Suites by Marriott.

Also in Marina, local construction contractor Monterey Peninsula Engineering is progressing quickly with the Imjin Parkway Widening and Roundabout Project. Completion is expected in 2026.

In Monterey, work continues at 601 Lighthouse Avenue (“The Hideaway on Hoffman”) to create a mixed use building with 5 residential units from a commercial structure formerly occupied by Cat’s Meow vintage clothing store (which moved to Santa Cruz) and the Paper Wing Theatre (which moved to 711 Cannery Row). Local company Hare Construction is the developer.

In Del Rey Oaks, orange cones at the side of the road on Canyon Del Rey (Highway 218) near city hall indicate preparation for an underpass. This will be a key part of the first segment of the Transportation Agency for Monterey County (TAMC) Fort Ord Regional Trail and Greenway (FORTAG). Graniterock of Watsonville is the construction contractor.
